The leasing office never answers the phone. The property management company sucks! They will charge you a late fee when they didn't post the rent on time. Don't get too comfortable in your unit. They will make you move with little notice!

It’s ok for only a year.
This was our starter apartment moving back to GA. None of the residents know how to park, so if you value your money and your car… I suggest don’t move here. Maintenance only works when you get management involved. No one does a site walk and cleans up trash. Residents are so disrespectful.. majority of the people at the pool guaranteed don’t live here. Always parties and loud music at the pool that you can hear it in your apartment. We were here for a year and we’re thinking of renewing to... continue saving money but it’s not worth it. Only perk is it is close to a lot of things but other than that.. it’s not worth it. Since I moved in last July we have been through 3 office managers.. that just says a lot.

I wouldn’t even live here for free
the worst apartment complex and a complete waste of money. They never answer the phone, the leasing office lies and gives you the run around about every little thing. You pay for valet trash, they never come to pick it up. You pay for pest control?more like pest rent. The BIGGEST problem I have with this complex are the roaches and bugs that come in all year. I’m talking about the biggest roaches you've EVER seen. Its the most uncomfortable and uneasy thing to go through. I hope this saves... someone from making a huge mistake.

Stay Away from ARIUM Morgan Falls
Stay away from ARIUM Morgan Falls! From the constant, nonstop, disorganized construction (with construction crew taking over parking lots for months at a time, always outside our apartment, nonstop beeping trucks, etc), to the water being shut off regularly for 6+ hours at a time with no notice, to mail centers regularly being broken into, to ARIUM management having slow response times to residents, I recommend NOT moving in here any time soon. ARIUM Morgan Falls advertises itself as "luxury... living," but that is laughably far from the truth. Maintenance takes forever to respond to requests (if they bother to respond at all), and one maintenance staff member showed up incoherently drunk and was wildly inappropriate during his entire visit for an emergency issue, which he tried to avoid so he could watch a game instead. This maintenance person is still on staff, despite telling the Property Manager about this issue. There is an ongoing rain flooding issue right outside of our building that we have been trying to have the complex address for months - hopefully they will address it, but we will see what happens. And in addition to rent costs, which rise every year no matter how long you have been here, there are also fees ($70/month in water metering fees?) including a mandatory trash valet fee (even if you do not want to use this service) and pet rent fee. This area used to be so gorgeous and green, but now with all of the construction all I ever see outside my window are leering construction workers. I miss the trees and wildlife. So yeah. Do yourself a favor and do not move here.

Management is useless and rude; Pest issues for months now.
Resident services doesn't help with any issues going on like construction damaging belongings, the roach issue we've been having for MONTHS now, the trash left all around the buildings, etc. We have "valet trash" but they make you keep the OUTSIDE trash cans that they issue out INSIDE your apartment otherwise "you may be fined". Multiple cracks in unit ceiling. Construction broke things in AND outside my apartment & despite several conversations they (resident services) hasn't done anything to... remedy it. They are painting outside so they can boost the rent, though the units aren't being updated. Save your money and energy. Just go somewhere else- unless you're cool with roaches ??
