I’m giving 1 star because my experience here has been terrible.

• The main bathroom has ongoing issues: the tub has been reglazed 3 times in one year instead of being replaced, there is constant mold with no permanent solution (despite having a newborn), and the sink and floor drain are almost always clogged — as I’m writing this, the floor drain is clogged again for the 5th time in 2026 with no real fix.
• Mice infestation for over a year with no effective resolution.
• People smoke day and... night in the building.
• There were also frequent water shutoffs in 2025 with no advance notice—notifications usually came after the water was already off (only occasional occurrences this year).

These are unacceptable living conditions and show a complete lack of concern for tenant health and safety. Do not move here unless you want to regret it. Read More

I’ve lived at Fairland Crossing for 8 years, always paid on time, and never had major issues—until the new management took over. Since then, everything has gone downhill.

My mother went through a terrifying trauma when a live black snake came into our apartment near the kitchen space. I immediately notified the property manager, Shlomo Khoshkerman with Sage Ventures LLC. I rushed to the property office and waited 5 hours for Mr. Khoshkerman to answer his phone and authorize removal of the snake... . Only after finally getting approval from management was I allowed to call animal police—and by then, the snake was still sitting in the same spot.

Management later sent maintenance to “check” the apartment, but they never closed the outside holes that allowed the snake to get inside. I told them I could not live in the apartment anymore and asked to be released early from my lease because I was forced to sleep in hotels or at friends’ homes. Instead of helping, Mr. Khoshkerman refused and demanded that I pay out the full lease and termination fees. When I asked for upper management’s contact information, he refused to provide it.

On top of that, I’ve dealt with mice issues for all 8 years of living here, and the problem has never been fixed.

For someone who has been a loyal resident for 8 years, never late on rent, the lack of care and accountability is shocking. Tenant safety and well-being are clearly not a priority here.

If you’re considering moving here—think twice. Management does not take safety seriously, ignores major problems, and shows zero respect for tenants.

In addition to the rats, mice, roaches and over flowing dumpsters… this property also makes a habit of losing your rental payments and destroying your rental history as a result of their disorganization, unprofessionalism and incompetence. Their leasing office has had such a high turn over of staff in the last 12 months that no one knows their right hand from their left. I promise you that you can find a better apartment. They don’t do a pre-inspection so the apartment you get will have multiple issues like holes in the wall, paint chipping off the doors, mice, broken washing machines etc. upon move in. You’ll ask the office to fix all the issues that you found moving in and they’ll “send” it to their “maintenance team”. Their maintenance team is a joke, it takes multiple weeks for them to complete a single work order and that’s if you’re constantly badgering... them, who knows how long it would take otherwise. The office NEVER answers the phone or returns any calls so the only way to communicate is to physically walk into the office and ask for your issues to be addressed. Of course it won’t be addressed in a timely fashion so you’ll have to come in multiple times over the course of multiple weeks before your issues are addressed. Pest control is a joke, they just throw down bait/traps that you could buy at Home Depot. They came over 3 times and still didn’t get rid of ALL the mice in the apartment. Also the fact that there were enough mice in the apartment to require 3 separate inspections from pest control shows how dirty this place is. I’m not the only one who’s had a bad experience, walk into the leasing office at any time and I bet you money that multiple people are in the office complaining about something wrong in their apartment. It’s like there’s an assembly line of poor quality in there. A leasing office shouldn’t constantly be backed up of complaining residents. My neighbor was hired as a maintenance worker for management and he’s told me that he constantly had to work overtime to fix up his apartment and the building in general because he didn’t even like the upkeep of the apartment. How do your own employees not like the living conditions their hired under? Do they not see an issue? In summary, this place is NOT WORTH the headache it causes.
