Please read the reviews before moving into this place. Take notice that the ONLY good reviews are from 10/11 years ago. This place is terrible. It’s dirty all the time. There is carpet throughout the whole complex and it’s nasty, stained, and smells horrible. The ugly wallpaper is peeling off the walls and/or is constantly vandalized. Despite there being a no pet policy there are dogs everywhere that tenants let poop on the carpet, and will leave on their balconies to bark all night. People... leave trash all over the halls, on the carpet, despite there being functional trash chutes just steps away from each door. People park in the wrong spots all the time. They only issue one garage key per LEASE SIGNER and one electronic key per LEASE SIGNER so people are constantly clogging up the garages and elevators asking you to operate the garage doors or elevators for them. The elevators are broken about once a month so expect to wait long queues waiting for an alternate elevator. Building is jam packed with families squeezing into studio/1bed/2bed apartments so expect to hear a large family banging around upstairs and rearranging furniture to create beds each night. The amenities are completely unusable because of bad tenants and unenforced rules. The pools smell like weed, are dirty, closed half the time due to broken glass, and people blast music at all hours of the day/night. The gyms are dirty, none of the machines work, people steal the weights, and let their children run around unattended while you’re trying to work out. Fire alarms go off CONSTANTLY in the middle of the night. At least twice per week. Packages are stolen the second they’re left. I’ve had over 10 packages stolen. There is a homeless encampment on the south side of the building where Ceasar Estrada meets Bunker hill ave. so homeless people are constantly in the garage or sneaking into the conplex. And on the other side of the building where Ceasar Estrada meets Figueroa there is an illegal night time food market where people will illegally park blocking the turn lane into the complex and eventually both planes of thru traffic. So don’t plan on leaving your apartment past 5pm. The water is localized and charged out to a large group rather than YOUR individual use, so plan to pay for not only your water but all the families living around you. (About $70 per month). They charged for amenities fees for period which has been already paid. Moreover, they charged for 20 days more after moving out day. We have noticed staff 2-3 months before moving out date that we don't gonna extend the rent by email and phone several times. But they still told us that we havent notified them about it. It was worst thing I ever have faced with.

*UPDATE 9/21/2024: Moved out 7/18/2024 and has been expecting my deposit to be mailed within 21 days according to California Tenant Law. Two months later nothing received. This morning woke up with an email from management asking for cleaning fees (which I expected to pay anyway providing their reputation, even though I did clean the unit) plus utilities (water, trash, sewer, etc. which I did pay before the start of each month along with my rent) and parking (I received parking concession... according to contract, so should have been reimbursed). All these fees add up and went over my deposit, resulting in me owing GHP $64.52. Even the utilities were billed after the month of usage, I should only be paying for the 18 days of my stay in July. Not to mention they completely messed up my forwarding address and now pressing me to pay the remaining balance which I’m largely not responsible for.

7/19/2023: Did not receive any move in info till the late morning of the actual day, tho I have prior called in multiple times. Move in coordinator was not knowledgeable of the complex at all, had a hard time locating the unit. Went into the wrong unit the first time. Gave the wrong mailbox number too. Big stain on carpet, maintenance came in later in the afternoon leaving carpet wet so I could only sleep on the tile the first night. Second night someone was fighting in hallway. Been here for less than two weeks package was stolen twice. Oh hidden surcharges too. Bad irresponsive management, overpriced tacky slumlords. Look up GHP lawsuits, you’ll see. Run quick run fast.

During my stay orsini Apartments, the fire alarms constantly went off. Elevators are always broken. Homeless people constantly enter the building and security is often rude to tenants. I’ve also waited over a month and a half for a mailbox key replacement and kept going back to resident services for weeks. Prior to moving out I did a walk through with maintenance about what needs to be fixed which was two walls and a ceiling. Two walls were painted and the ceiling allegedly had smoke damage in... a bed room I’ve never smoked in. I went out and brought the paint maintenance suggested and I primed and painted the apartment so I can get what was left of my security deposit. I received a bill at my new place for change of color and ceiling damage after going in and painting . I’m also a former professional painter . I’ve been going a hard time to receive my security deposit even though I provided proof of me painting the apartment which took my 5 hours. These apartment don’t care about the residents all they care about is money. This is after 3 years of paid on time rent, no disturbances and doing everything required after a move out.
