Few things are more gratifying than having folks tell you that you are doing a great job.  You don’t even have to blow your own horn when that validation comes from your staff (welcoming me to your great community through your advertising) and your residents (telling me how they love, just love, living at your community).  But when you are making advertising decisions, you should always keep fair housing considerations in mind.  So if you are going to show me your staff or your satisfied residents, either in still photos or video, be sure that I see the required diversity of those “human models”.  Don’t show me staff or residents all of one race; don’t show me front office staff that is white and maintenance staff that is not.  And unless you have bona fide senior housing, let me see a child with at least one of those residents – surely you have at least one happy parent.  Want to “buy” a little fair housing insurance coverage?  Have someone with a visible disability as one of your community’s cheerleaders.  Once you have selected the “spokespersons” (ugh – what a cumbersome word!), be they staff or residents, be sure you get written permission to use their likenesses and their kind words, and keep those permissions in your files at least forever.  Finally, you will have to disclose any payment/concessions/freebies that you are giving anyone who sings your praises, and that includes those that might post on blogs or other social media outlets on your behalf (it’s not just me telling you that, it is the FTC).  Pass all of the legal tests for your testimonials…
