It’s almost May, and the grass still hasn’t been mowed. The overall upkeep of the property is extremely poor and does not reflect the high rent residents are paying.

During the winter months, the situation is even worse. Driving or walking through the property—whether you’re a resident, delivery driver, or visitor—is nearly impossible at times. Management does not hire a proper snow removal company and instead relies on a very small maintenance staff to... handle sidewalks and walking trails. As a result, snow and ice are often not cleared adequately. The walking trail around the river is frequently only partially shoveled, forcing residents to turn around or climb over large snowbanks. This creates serious safety concerns, especially for elderly residents.

Now that it’s spring, the lack of maintenance continues. The grass has been left so long that ticks are a major issue. It’s unsafe for dogs to even use the grassy areas, and I’ve seen smaller dogs struggle just to walk through it.

For the amount being charged in rent, the condition and appearance of this community are unacceptable. Management previously raised rent, citing improvements like installing benches along the trail. Those benches have now been sitting in boxes for months, unused and becoming an eyesore. Even if they were installed, the trails are currently overgrown with weeds and grass and covered in mud from nearby construction, making them unusable anyway.

The only area that appears maintained is near the east entrance—and that’s because it’s handled by Washington Township, not the property itself. Don’t let that first impression mislead you.

Amazing community I absolutely loved my home at Redwood! Had I not relocated to northern Michigan, I would most definitely have renewed my lease. I've worked in commercial & residential real estate development & management for 38 years, and Redwood's operations are spot on. The staff are top-knotch, from leasing to property management to maintenance. The grounds and residences themselves are designed well and are well maintained.
