For everyone’s comfort and in accordance with local regulations, a smart noise monitoring system (NoiseAware) tracks decibel levels to ensure respectful noise levels are maintained. Parties, events, and smoking or vaping of any kind are strictly prohibited in or around the property, including common areas. Violations may result in a $150 fine and/or forfeiture of your full deposit. Upon departure, ensure the home is tidied up with all garbage bagged and recycling gathered by the sink. Should the home be left in an untidy disrespectful fashion, an additional cleaning fee will be charged. Late departures will result in a fine of $150 for each additional hour the property cannot be accessed for turnover. Pets are strictly not allowed in this short-term rental. Any evidence of pets will result in a fine and/or forfeiture of your full deposit. Lost/stolen keys will result in a $250 replacement fee. Quiet hours are between 10:00 PM and 9:00 AM.

Guests must complete a Tenant Undertaking Form upon arrival (required by building manager Equium Group). Maximum of 2 guests per bedroom. No outside visitors or social gatherings allowed. No hanging of items (e.g., laundry, banners) from windows or balconies. Do not dispose of cigarette butts or items from balconies – fines may be applied. Thermostat must not be set below 15°C and should never be turned off. Balcony doors must remain closed in extreme cold weather.
SECURITY DEPOSIT
A $100 refundable security deposit is required to be paid a day before check-in to cover any incidental charges or damages. This deposit will be fully refunded within 10 business days after checkout, pending a room inspection.
