Construction is ongoing around the home. There is no back deck, so the back door has a safety lock on it and there is no access out the back door. The yard and landscaping are not done. There is no AC, and it does get hot in the summer. Quiet hours are between 10:00 PM and 7:00 AM. Only registered guests are allowed to stay past 10 PM. Visitors are allowed only if accompanied by the booking guest, no overnight visitors, and no daytime guests beyond the home’s advertised occupancy. Unauthorized overnight guests will incur a fee of $75 per person, per night. Unauthorized parties or events may result in a $400 admin fee up to $1,000 or more if security or eviction is required. Smoking or vaping of any kind is prohibited inside the home, including near open doors or windows, and will incur a breach fee of $1,000 plus odor removal and remediation costs. Illegal drugs or illegal drug activity are not permitted anywhere on the property, inside or outside, including possession, use, sale, or distribution, and evidence or violation will incur a fee of $1,000, plus remediation, testing, extra cleaning, damages, and any costs incurred. Pets must be approved in writing before booking and are subject to a pet fee, with an additional cleaning fee for any access pet mess plus fees for poop left outside. Unauthorized pets may result in a $400 admin fee, plus any additional cleaning, damages, allergen or odor remediation, and any costs incurred, and the reservation may also be terminated and guests may be required to vacate immediately. If keys, remotes, or fobs are lost or not returned, a $250 replacement fee per unreturned item applies, plus locksmith or rekey if required. If damages are not disclosed, an admin or inspection fee of $400 will be charged. Extra cleaning, repairs, lost revenue, and service call costs may be charged if needed to restore the home. Any violation of the house rules may result in a same-day check-out of the stay with no refund for the remainder of the stay. [SI]
