The home includes three bedrooms with a total of one king-size bed in the master bedroom, another king-size bed in the second bedroom, and a queen-size bed along with a full-size bunk bed in the third bedroom. The master bedroom also features a desk area. The open concept living room includes board games and a 'take a book & leave a book' bookshelf. There are three outdoor living areas: a back patio with seating and a BBQ grill, a private dock with seating on Lake Rayburn, and a fire pit in the front yard. A washer and dryer are available for guest use.
Renters must fill out a guest card with each guest's name to use amenities such as fitness centers, lakes, boating, fishing, tennis, and golf. There is a $30 fee associated with this, which must be taken care of prior to arrival. The Bella Vista POA Member Services office is not open on weekends.

Check-in is any time after 3:00 PM. No parties or events are allowed unless pre-arranged with the host and the event fee has been paid. Unauthorized parties will incur a fine of $1000. This property is not pet-friendly, and pets discovered at the property will incur a fine of $400. Unauthorized checkout delays will incur a fine of $100 per hour. This is a non-smoking home, and smoking in the home will result in a fine of $1000 plus the cost of any smoke remediation necessary. Exterior cameras may be present for security purposes.
