Garden Park Apartments

If you take care of a place, you expect your deposit to be refunded. I helped a tenant of 5 years clean out a unit. There had been no damage and they never put anything on the walls (no nails, tape, stickers, etc). The refund of the deposit was tiny partly because THEY CHARGED $50 for paint! They charged for cleaning, tho it was clean, and anyway they were going to replace all carpeting and appliances. Also, they screwed up by charging for having an uninsured apt, not true at all, completely… GP's fault, which they admitted after tenant told them. They do not respond to problems or issues for days and weeks but if you are one day late on rent it is $150. Unfortunately there is a shortage of apartments in Fayetteville so you are stuck with dealing with poor choices like these apartments.

1. Location, it's great for U. Ark students as it's within walking distance of campus, and if you don't like walking, there's a bus stop that picks up at the apartment complex.
2. Location again, it's literally right next to Harps grocery store, walking distance to a couple restaurants/bars, and relatively close to the razorback greenway.
3. Apartments are great, clean, modern, spacious, especially ones with the vaulted ceilings.
4. Community is great, especially for dog lovers. Cute dog park on… site.
5. Most importantly, management was awesome. They were always responsive to requests, and all around great people. The even know my dog by name whenever they'd see him. Read More

The buildings are old but solid, I don't have pest control issues, management is generally responsive and helpful. It's a decent living environment and a good location in town.
