I have been at Butterfield Park for over 4 years now. Even though the property is older it is kept in good condition. Maintenance is good and always seems to care. Office is open earlier than normal which is helpful on the way to school. No random water shut offs like other properties I have been to. 2-bedrooms and 2-bathrooms are large. Overall, a good place.

Not A Great Place, Really
Pro: Price? I guess, for Tempe ASU area. Split between 2 people, it's not bad. "Wood" floor. I think it is. So no carpet, which is a pro for my books. AC and Heat works. Sewage, garbage, pest control, and maintenance comes with the price.
Cons: there are plenty... Not gated. Meaning all the homeless are around the area and consistently see them digging through the trash. I mean, during the change of management and no pool light, they bathed in the swimming pool for a good 3 days, back in... September 2021. Building numbers faces the pool instead of being on the parking lots. Makes deliveries difficult/delivered to the wrong building. And guest can't find your apartment. Each building has their own 101, 102, 201, 202 apartment numbers. Which is part of the confusion for deliveries. Hours "varies" from 8am to 4pm while Google has different times. More like inconsistent. Change of management. Miguel was better than Robin, 100 times. Reasonings below. Response times. With Robin, you have to persist on getting emails back. Some times, you don't a response back. Miguel, he was on site and you can walk up to him. He'll respond almost immediately via text - unless it was Sunday because that was his complete day off. Conditions. Probably built in the 80s because popcorn ceilings. No living room-dining room combo fan with a light - for the 2 bed/2 bath apartments. Stacked washer and dryer that is small - fits like 2 towels and 3 hand towels - . Windows rattle. Thin walls, so you can hear people showering. Sliding door, for balcony, is odd. It's a reverse sliding door - Instead of the door sliding on a track inside the room, it's on the outside. So there's no secure way to make sure the sliding door is locked. Granted, you can still smash it with a security protocol in place. But it's still odd. Get your own air filters. 20x20x1 and you need 2 of them - unless you find a 40x20x1 from somewhere. They provide these... plastic like strands - as if it was shredded from sprite bottles - of a filter. Shower heads... are gross. Temporarily replace them but keep the original. So when you move out, you take yours back. Round toilets instead of elongated. Yeah... As a guy, round toilets are not fun. Old wood deck for upstairs front patio/entrance and balcony. No security protocols, besides your neighbors. Like I mentioned, it's not gated. There are no security cams and no patrol. Before the management change, Miguel was almost the patrol until late evenings or early mornings.
