Key Questions to Ask When Touring Apartments

Apartment hunting can feel exciting—and a little overwhelming. A polished tour can make any place look perfect, but asking the right questions helps you spot what really matters. Before you sign anything, make sure you get clear answers to these four key questions:

1. Ask to See the Exact Unit

Model units can look great—but they’re often upgraded or staged. Ask to see the actual unit (or one with the same layout and finishes). Pay attention to natural light, noise, views, and overall condition—things you can’t fully judge from photos.

2. Request to See the Amenities

Tour the gym, pool, mailroom, or coworking spaces and ask how busy they get. Seeing the layout, size, and condition in person helps you decide if those amenities will actually be usable when you need them.

3. Ask About Natural Light Exposure

Stand by the windows and ask about sun exposure throughout the day. South- or west-facing units can get much warmer, while north-facing ones may feel darker. This is something you can actually feel and see during the tour.

4. Inquire About Trash, Mail, and Packages

Have them physically walk you through where trash, mail, and packages are handled.  A far-away dumpster, cramped mailroom, or chaotic package system can become a daily frustration—and it’s best to see it firsthand.

5. Ask to Test Cell and Wi-Fi in the Unit

While you’re inside, ask for a moment to check your signal strength and ask what providers people typically use. Dead zones are hard to fix later—and you won’t know unless you test it on the spot.

Additional Tips

Visit the area a few times a day

Even if everything looks beautiful in the morning, that might drastically change depending on the time of day. Drive by in the morning, afternoon and evening to ensure your potential neighborhood isn’t a hotbed for suspicious behavior during certain times of the day. If you can swing it, try checking it out during the week and on one weekend day too.

Ask about a master key

Ask the leasing agent directly while you’re in or near the unit. You want to understand how many people (maintenance staff, management, contractors) can enter.

Pay attention to how the staff treats you
