Ehh

The only good thing about this complex is the location and rental costs.

Where to start... this complex switched managers a couple of years ago. The new manager cares about things that are petty, not things that matter. The landscaping is at its worst since living here. There is a tennis ball court than no one uses besides non-residents who I have seen drive here and go play, then leave. The buildings look old and they never trim the trees. There are always huge branches falling from the trees...
, which is a safety concern that they do not care about, but they want to tell you what you can have on your front porch. I have r stars because of the ideal location and rental costs. Otherwise, it would be a 1-2 at best.

Decent Price, Beautiful Setting, Poor Management.

Let's start with the positives: The complex is full of trees, big open green spaces, and otherwise well maintained greenery. We paid 1550 for a 1 bedroom, and then after a year upgraded to a 2 bedroom for 1700. The units are generally nice and in good repair, the bedrooms are spacious, and parking is plentiful. The first year was great. The new, 2 bedroom apartment was infested with roaches...and the amount of difficulty we had in getting management to deal with it was shocking and incredibly... disapointing. A few months later, we dealt with another infestation, this time with bed bugs...and again, getting the management to deal with this was a 3 month slog and involved multiple phone calls to Gaines Investment (parent company) to get anything done. It seems like the default management position is to try to avoid all responsibility and expense.

Great location, awful management

Our apartment complex is in a beautiful little spot in Encinitas, California. It is a lovely area to live, and our complex is no exception- there are trees and lush little groves, happy families, wide parking spaces, a tennis court, pool and spa, decent price, and large units that don't feel cramped. Our main complaint is that the management is mostly unwilling to spend money and time on problems that come up. For us, we struggled with infestations of both cockroaches and bedbugs, both of which... management tried to handle in the cheapest, most delayed, blaming, uncooperative, and downright illegal ways. We have heard stories from many other tenants that are similar- in order for anything to get done by management, they must fear punitive legal action. Our home is a wonderful place to live, as long as nothing comes up.
