A few extra things I include to make life easier for my tenants:

• AC in every room: There are energy-efficient mini-split AC units in the living room and in every single bedroom so everyone can set their own comfortable temperature.
• Quarterly cleaning: To help keep the home in pristine condition, I pay for a professional cleaning service to come in and do a deep clean once every three months at no cost to you.
The Location: We are in a fantastic spot for daily life. You can easily walk to Gilbert Elementary School, which is wonderful if you have young children. You can also walk to The Promenade on Chapman, Walmart, Stater Bros, Aldi, Regal Cinemas, and 24 Hour Fitness. We are about 10 minutes from Rodeo 39 Public Market and Koreatown, and only 15 minutes away from Disneyland. Access to both the 22 and 405 freeways is just a few minutes away.
