Do not rent here

Save Yourself and Do Not Live Here! - Your futureself will thank you.

I lived in this apartment complex for over four years, and my experience has been nothing short of a nightmare. Upon deciding to move out, I had the unit pre-inspected by management, and I was assured my final balance would be $0. The lease clearly states that the life of the paint is two years and the carpet's life is five years. From day one, I covered the carpet with a plastic cover and foam tiles due to my allergies,… keeping it in pristine condition.

Imagine my shock when, weeks later, the leasing office informed me that I owed $683.29 for carpet cleaning, painting, and general cleaning. How can they charge me for painting when the lease states the paint's life is only two years? And how can a pre-inspection result in a clean slate, only to be followed by this outrageous bill? I have photos and videos to prove the condition of the carpet.

It's clear that the management is either incompetent or deliberately misleading. Irvine Company has a terrible reputation for being money-hungry, but this situation surpasses anything I could have imagined. They treat long-term tenants like me with utter disrespect, and it’s appalling that they would resort to such tactics.

I will never recommend this complex to even my worst enemies, and I will take this to a small claims court. Save yourself the trouble and avoid this place!

Terrible Experience!!

We moved to this apartment complex almost two weeks ago, and it's already been a terrible experience. We've scheduled maintenance requests twice, but no one showed up on both occasions. This is how they treat their new renters:

1. The dishwasher doesn't work.
2. The master bathroom door is faulty.
3. The washer and dryer damage clothes and make them dirty.
4. One stove burner doesn't work.
5. There's a broken island.
6. Both shower faucets are leaking.
7. The bathroom door won't close.

This is… despite their "pre-move-in inspection."

Maintenance is great here!

One of the best things about this complex, is the maintenance team! Jose has been extremely helpful with assisting me with various things at my apartment home! He is professorial, knowledgeable and very personable. Thank you Jose for a great job and your assistance!

Good Location, Terrible Customer Service

Place looks nice - although construction is ongoing. If you signup to hold an apartment, there is a $500 deposit. This is a corporation and does not care about the individual - unforeseen family circumstances forced me to cancel my held apartment 4 days after I placed the hold - or 1 day after the 72 cancellation window. They would not understand and held my $500. They have numerous openings and I'm sure this specific apartment would not have been rented in the 1 day I was over the deadline...… Where is the "Love Where You Live" in this?

Brand new luxury apartments across from Spectrum

It doesn't get any better than a brand new, modern apartment that no one else has ever lived in. Location is ideal, between 3 freeways in south OC and walking distance to the Spectrum shopping center. I was able to take advantage of special move in incentives that made this place more affordable than other complexes in Irvine. The leasing staff is superb, any questions or issues were answered and dealt with immediately. Only problem here is parking so far, but that's only temporary as the second… underground garage is supposed to open in a couple of weeks. Grounds are beautiful, pool is huge. Love it so far!
