Not a Nice Place to Live

Neighbors sit in their garage outside our windows and blast music every day of the week. Esperanza doesn't care. If you're looking for a nice place to live, look somewhere else.

Not a Good Option for Living in Irvine

There is constant construction going on and the complex is prone to bug infestations. There are many better places in Irvine to live.

I am a current resident

It's almost FIVE months since there is a construction in our living area which makes us very uncomfortable at home.
The Construction site is right in front of our building with the toilets and all other stuff. There are lots of noises early in the morning plus the alarm of the scissors lift which means we cannot sleep ,rest or concentrate at all during the day. Plus the bad smelling of the toilet which is placed in front of our apt.
Due to cutting chemical, poisonous stuff like fiberglass we… cannot open our windows, so we have to turn on the AC most of the time. Still there are too much dust everywhere in our apartment.
It seems that every day the contractors are widening the site so entering and exiting our garage is so hard and our car's front bumper is damaged by the plants left and right side of our garage.
If we get home later than 8 pm there is almost no place to park.
We couldn't use our patio for more than 4 months .
One more problem is for any maintenance and repair the handymen came several times to our apt. however all of these could be done in one session.
As you may realize we do not have any privacy and comfort in our own place.
Before signing the contract make sure these are not happening to you.

Esperanza - Irvine

I truly enjoy living at Esperanza. Not only are the staff members warm and accommodating, it is a beautiful community to live at. It is also close to Woodbury Town Center where there are many stores, banks, gas stations, and places to eat.

Beautiful Irvine for a Bargain

I've lived in Esperanza Apartment Community for an entire year. Overall, it has been a great experience.

PROs:
-Reasonably priced for Irvine Company Apartments
-Clean gym, pool, clubhouse and other amenities
-parking isn't that bad
-pool area is beautiful
-apartments were recently renovated

CONs:
-some of the neighbors in the community are a little rough around the edges
-it's a little far from a lot of the places in Irvine
-the leasing office staff is constantly rotating (except for the… manager Khan, who is awesome)
-sometimes the maintenance parks their golf carts in the fire lane which blocks cars in their garage.
