BR: HD TV, AC unit, queen-sized bed, 2 nightstands, 2 dressers, and spacious walk-in closet with giant mirror doors. Full BATH. LR area includes HD TV and 2 giant wooden wall bookcases for storage/display (these can be repositioned but are not removable), and black futon couch. Wood laminate flooring. Private entrance behind a locked gate, shared back yard, back-deck access. WIFI, electricity/water included. Washer/dryer access on premises. Plenty of street parking with no hourly limits. Outdoor video security monitoring. (the website for this listing lists "office" as an amenity- there is no office- I can't get it off the listing)

Safe/quiet neighborhood, in a pocket, away from major streets. Convenient access to 405 and 101. One mile from Sherman Oaks Galleria and Ventura Blvd. Target, Staples, Ralph's, Whole Foods, Costco, CVS, CHASE, 24 Hour Fitness, LA Fitness all very close by.

I live in the main house next to the guest house. I am looking for the right fit as there will be occasional interactions passing in the laundry room and on shared exterior property- not in a hurry to pick just anyone. If you are a moody, angry person, do not apply. I have an amazing guest house in a super quiet, very nice, safe, family neighborhood. No illegal drugs or criminal activity of any kind is allowed, in or on the property. If you are an easygoing, professional, and punctual with rent, I encourage you to contact me by text as I do not answer calls from unknown numbers – my voicemail is always full from robo-calls so please text me your first name and number and the best time to call you back for a live phone call, as I rarely check email.

This is a non-smoking property. No cigarettes, cigars, marijuana, or smoking of any kind is allowed in the guest house or on the property, whatsoever. NO PETS- please do not ask for an exception – do not waste our time, thank you.
