Rental History: Applicants should have satisfactory prior rental history, including timely rent payment, reasonable care of the property, and no significant history of lease violations or unpaid rental obligations.

Income Verification: Applicants may be asked to provide recent pay stubs, tax returns, benefit statements, employment or offer letters, bank statements, or other appropriate documentation verifying lawful income.

Identification: Each adult applicant must provide valid government-issued identification and complete all required application information.

Occupancy: All adults who will reside at the property must apply and be approved. All intended occupants, including minor children, must be disclosed before move-in.

Renter’s Insurance: Proof of active renter’s insurance will be required before possession of the property is delivered.

Move-In Funds: Before keys are released, approved renters must provide the required first month’s rent and security deposit in cleared funds.

Pets: Pets are subject to property owner approval and the terms of the rental agreement. Assistance animals will be handled separately in accordance with applicable fair-housing law.

Property Care: Applicants must agree to comply with the rental agreement, including provisions regarding care of the historic plaster walls, original millwork, appliances, garden access, and other property-specific requirements.
