worst apartment ever!
Do not even live here, we lived for one year and kept the apartment in a great shape, did a full clean in the unit when we moved out, no damage on the carpet especially when they said the carpet useful life is 5 years, and they just changed new carpet for us. When we moved out, they charged every penny from us! Claim full carpet replacement fee, our move out charge is ridiculous $1800!!!! Do not even live here, you are going to get charged heavily when you move out! Plus here is next to the… freeway, loud as hell!

We’re sorry to hear about your disappointment with your move-out experience at Mira Monte. We understand that receiving move-out charges can be frustrating, and we appreciate the opportunity to provide some clarification.
Our move-out… process follows California requirements as well as the terms of the lease agreement. Residents are not charged for ordinary wear and tear. When repairs, cleaning, or replacement are necessary due to conditions beyond normal wear and tear, applicable costs may be assessed to restore the apartment to its expected condition.
We also account for the age and remaining useful life of applicable items when determining resident responsibility. For example, carpet replacement is prorated based on a five-year useful life, and applicable painting charges are prorated based on a three-year useful life. Residents are therefore not automatically charged the full cost of replacing an item simply because it is replaced after move-out.
We recognize that you may disagree with the assessment of your apartment, and we are happy to review the move-out documentation and charges with you directly and address any specific questions you may have.
