Not good

Management is horrible, lady is incompetent and neglects the needs/requests of the tenants. Also avoid 5539, upstairs unit aka the Peachwell. Neighbors below in 5537 are noisy and nosy. They play loud music, slam their front door, keep their blinds open from sun up to sun down, and have 2 cameras (which the landlord knew about and did nothing). Aside from dealing with their loud music, you will not be able to come and go unnoticed by them due to their 24/7 surveillance. If that’s not enough,… they have a son who plays with other boys and they kick this ball against a wall and it makes a very loud banging noise right out front of the apartment - highly disrupting! So remember, terrible management and 5539 is not a good choice because of terrible neighbors below it.

Great place

I’ve only lived there for about a month and a half, but so far it is awesome! Great for the price! Central air and a fireplace! I even have a washer and dryer in my unit, I love the way the bedrooms are separated by the dining room. The only complaint is I wish she would open the hot tub! The manager said it should be open anytime but it’s still not open! Then she said it would be open for sure last week and it’s still not open I’m keeping my fingers crossed that it will open!

Orchard park apartments

After living in many apartment building in San Jose Orchard park is by far the best one yet. The property is gated and kept clean. Maintenance is always done quickly and the two lady’s in the office are fantastic professional managers. All units come with washer dryer hook ups, wood burning fireplace, central AC and heating and dishwashers which is great for the prices here at orchard park.

Nothing luxurious, but it's all you can ask for

Firstly, maintenance is great. They are always on site and got things done in a timely manner. Management is approachable and we never had any problems with them. As for the apartments, they aren't luxurious but it felt like home especially with the wood burning fire place. Neighbors were friendly and quiet, considering the apartments are fairly dispersed. This place was the cheapest complex we found in the San Jose area that accommodated our cat and met our needs. Personally, $2300-3000… elsewhere isn't worth the financial headache.

Orchard Park Apartments

I been living here for 3 years.
The apartments are ok, if something brake or is not working they fix it right away. You can have a washer and drier in your apartment and they take good care of the green areas and they recently re-pave and paint the parking areas.
What I don't like is that they don't check how many people will live in the apartment and that the gates are open during the day so there are people from outside parking in the complex.
Another advice, don't rent an apartment close to… the swimming pool, you will regret it.
