This is a one-year residential lease. At the time of signing, the tenant is required to pay first month's rent and last month's rent, in compliance with California law.

This restriction does not apply to legally protected assistance animals as required under applicable federal and California law. Tenants must comply with all lawful verification requirements for assistance animals.

The tenant is responsible for routine landscape maintenance, including watering, mowing, trimming, and general upkeep of outdoor areas, provided such maintenance does not require specialized skills or equipment and is not otherwise the responsibility of the owner under California law.
