Super expensive and full of trash
They make you pay a $30 valet trash fee even though the dumpster is 30 ft from your apartment. Also the dumpster overflows weekly.

The gate is nearly always broken. Not sure what pet rent goes towards, since they're out of bags for weeks at a time. Get used to the overflowing trash bins. Your water heater will blow out every time it's windy. The mailbox is broken for weeks at a time, and if you do happen to get something delivered to your front door, it'll likely just get stolen off your porch. The hot tub is broken more often than it's fixed. They'll use you when you're moving out to fund their apartment updates, so even... though they already planned to replace the carpet with laminate flooring, they will charge you almost $400 to "replace" the carpet (even though the "damage" is just normal wear and tear).

Be prepared to have the gate broken more often than it's working in this "gated" community. Trash to be overflowing. The hot tub also broken more often that fixed. Your mail will constantly be getting broken into, and there's not enough package slots so when they do get delivered to your door they'll just get stolen off your porch.
Because the water heater is on the balcony it will blow out any time it's windy (we live in Colorado, it's windy A LOT). Hope you enjoy coming home to an apartment... that is under 30 degrees because the fan will just continue to blow in an attempt to warm it up - so also enjoy a high energy bill for a poorly built apartment. The fireplace also blows out when it's windy.
Because they have a terrible resident portal, your automatic payment info will get deleted multiple times and instead of them telling you that your info may have been deleted, they'll just leave an eviction notice attached to your garage. Hope it's not windy, because they definitely don't email you or text you about it.
You will be charged to replace carpets in apartments when it's just normal wear and tear so you can fund their already planned apartment renovations (you'll notice all the available apartments now have laminate wood flooring instead of carpet - this is a super unethical practice). These carpets were old to begin with, I put it in my move-in inspection form. Clearly they don't refer back to this form at move out.
Basically, don't live here. You'll regret it. The single redeeming factor is how nice the 2 maintenance guys are. The management team, however, is incompetent.

The care and concern the office manager and staff have for the appearance of the entire community was wonderful. The upgraded paint effort was a significant improvement. Clearly a sign they care.
