The upstairs unit is an 800-square-foot 1-bedroom home with full kitchen, full bathroom, hardwood floors, washer/dryer, and an open layout between the kitchen and living room. There's a gas fireplace for cold winter nights, with central furnace heating and air conditioning. The backdoor opens from the bedroom to the backyard deck and gardens. Windows throughout the house offer ample natural light and a cooling cross-breeze.

The downstairs unit is a 700-square-foot 1-bedroom studio with a private entrance in the gated backyard. The unit is recently remodeled with a new kitchen, wood floors, and butcher-block countertops. This is a "basement" unit that's cozy and comfortable, light and bright with perimeter windows and ample overhead lighting that's dimmable to match the mood. Open floor plan between the kitchen and living space. The unit has a 3/4 bathroom, laundry, and baseboard heating. A large south-facing egress window welcomes extra light year-round. It's a calm space that stays cool in the summer and warm in the winter.

Utilities:
- The cost of water, trash, recycling, composting, and sewer are included in the listed cost.
- Electricity, gas, and internet are covered by the tenant.

Amenities:
- House can be furnished with one or two beds at no additional cost. Furnishings can be added or removed by request, the home can be fully furnished or empty, as desired.
- There is a large deck wrapping around the house in the backyard, shaded by a large apple tree. It's a perfect yard for lounging and hosting friends. Some deck furniture remains on-site and available for tenants.
- There are several raised garden beds in the yards, where you can grow your own food and flowers. Apple, plum, and cherry trees surround the backyard in fragrant blossoms every spring. It's a great space to get your hands dirty in the garden, or relax in an urban sanctuary. Some garden/yard tools remain on-site and available for tenants.
- Access to the detached garage is not included in the listed cost, but can be included by request. The garage will accommodate a single compact vehicle or storage space of the same size. The garage is reserved for owner use unless included in the lease.
- Plenty of free on-street parking available directly in front of the house, plus one off-street parking space in the alleyway.

Also nearby is Washington Park, the University of Denver (DU) campus, and the South Broadway Strip. The home is situated on a quiet block with minimal traffic and plenty of free parking.

Within a mile are several grocery stores including Whole Foods, Sprouts, Safeway, and specialty bakeries, markets, and numerous restaurants walkable from the house.

Transportation:
There are two light-rail train stations and several bus stops in the neighborhood, you can quickly ride downtown, transfer to DIA airport, DTC, and many other parts of the city by public transportation. Cyclists can quickly ride to several local trails such as the Platte River Greenway Trail, Cherry Creek Trail, Washington Park, and Harvard Gulch.
