No lease renewal, just month to month

The landlord insists on going to month to month tenancy. Rent was paid on time every month, there were no complaints or issues.

Also should note that there is no 24 hour notice requirement for the landlord to enter the apartment. The water, and therefore the heat and AC, is constantly down for repair.
