Don’t be fooled by the shiny exteriors of either 10k or One Hill South. These buildings are run by companies outside of DC that do not understand the market or their target audience. On site management lacks coordination, direction, and basic tact in communication skills. You will find more luxury at a cheaper price with larger apartment square footage and better amenities at one of the many surrounding buildings. Do your research before renting here.

10K is a great building! Amenities are the best in Navy Yard and the front desk staff are always helpful and welcoming. As a newly constructed building, the apartments are all top-notch for finishes and functionality.

The only negative for the building is the referral program. I did not base my decision to rent here based on the program but for those that do take it into consideration, be warned: the process takes months and months to complete. Neither the resident that I was referred by or... I have received referral bonuses since starting the process in July 2020! Multiple communication with the sales staff (Chad) and management (Carrie) always result in promises of the bonuses materializing “next week…”

While I can wholeheartedly recommend the 10K building for its concierge staff and amenities, its sales and management staff leave something to be desired.
