NEW QUIN APARTMENTS

Prospective tenants beware: the management here completely ignores critical health and safety issues, and I strongly advise against moving to 811 Quincy St NW. I have been dealing with severe, unresolved problems for months, and despite submitting multiple formal requests, maintenance and pest control have completely ghosted me. The building has a massive, active rat infestation where rodents are seen in the apartments every single day; I have personally had to kill rats inside my own bedroom... because pest control has never once shown up to inspect or treat the unit. On top of that, my bedroom flooded months ago, leaving gaping holes in the wall that management refuses to fix despite numerous follow-ups, and my sink does not drain at all after multiple ignored maintenance requests. It is completely unacceptable to live in these conditions, which are in direct violation of DC housing regulations (Title 14 DCMR) requiring landlords to maintain safe, pest-free, and functional units. Resident of 11 months. It is not possible to reach anyone from the leasing office since blue jay acquired the building. I have knocked on the doors of the leasing office on and off for 2 weeks (during office hours) and have never received a response. I have called maybe a dozen times today as well.

Maintenance requests are slow and require many messages to have people come and deal with appliances and pest issues. There are a lot of pest issues due to the open trash cans behind the buildings; I... live on the 5th floor and have had mice and roaches in my unit and throughout the building.

They charged me for June rent in the middle of may despite my lease ending on June 1 and I can’t reach anyone to speak about it. DO NOT RENT HERE. You will not hear from them after the lease is signed. The location is amazing but my rent has gone up since I’ve signed i’ve moved in and they will be raising it again if i can’t contact anyone to get out of my lease. I don’t even have a copy of my lease since they made me sign again after the acquisition and have been dodging all contact.

I have been a tenant at New Quin for a little less than a year, and I am deeply disappointed from my experience living there. There is a reason the apartments are priced below market rate -- there has been an ongoing severe cockroach infestation for months now, that has not been dealt with by the building management. Shanell is completely unresponsive and generally either overwhelmed or incompetent. I will certainly not be renewing my lease and I would certainly not recommend living here.
