I’ve had a great experience living here. The area is really nice, safe, and pleasant to be in, which makes day-to-day life enjoyable. It’s especially convenient for AU students, with the campus just a short distance away, making it easy to get to classes without any hassle. There are also plenty of nearby spots for food, studying, and everyday essentials.
One thing that really stands out is the maintenance staff. They’re friendly, responsive, and quick to take care of any issues that come up,... which makes a big difference. Overall, this is a comfortable, well-located place to live, and I would highly recommend it to anyone, especially students looking to be close to campus.

Great Student Housing
Having lived here for the better part of a year the housing is great for what it provides. Close to public transportation, and to American University. Great service by the owner and property manager-snow was shoveled within 5 hours of snowfall, and walkways are cleaned regularly.

Perfect Student Housing!
Perfect Student Housing!
As an American University student, I’ve been living here for close to two years, and everyone who works to manage and service the property has been excellent and so kind to both me and my roommate! As others have mentioned, the apartments come pre-furnished with a TV, in-unit washer and dryer, dresser, couch, and a full kitchen setup with a stove, oven, and microwave, really everything we needed. The location is a 5–10 minute walk from AU’s campus, which has been... incredibly convenient and is another major highlight.
Most importantly, any time I’ve had a maintenance request or concern, the team has responded quickly and directly. Communication has always been clear, consistent, and personable. I’m incredibly grateful for Spring Valley Apartments and would enthusiastically recommend them to anyone, AU students or otherwise! :)

Great Location and Maintenance Team
I’ve been living here for about a year now, and there are tons of great things about this apartment and management. Firstly the location is great whether you’re a student attending AU or not. These are some of the closest apartments to campus you can find and at a great price. It’s only a 5 minute walk to campus or to the spring valley building and it right next to stops for the N4 bus which can take you to the metro line. The appliances (washer, drier and stovetop/oven) were all in great shape... with many being brand new. Our apartment came with a large tv as well and pre furnished with great furniture (we barely had to buy any extra). If you ever have problems with any appliances the maintenance team is fast, responsive and didn’t charge me a thing. Don’t miss out on these apartments!

Great Property and Management
I rented a unit for only two months, but really enjoyed living here. The location is fantastic- just off of busy Massachusetts Avenue. You're close enough for convenience, but 47th Street is very quiet and family-friendly. As a single woman I frequently took walks at night alone through the neighborhood and never felt unsafe.
Most of the other tenants are American University students. Despite being college students, I only ever heard noise from my neighbors' once (and even then it was not... uncomfortably loud).
Like most buildings in DC, the building is a bit old. However, my apartment had brand-new appliances and most features appeared to have been recently updated.
Management was extremely helpful throughout my stay, allowing me to move in the middle of the month and have my pet with me. Phone calls for maintenance requests or questions were always answered or quickly returned. The management went above and beyond for me, and I can't thank them enough.
I would highly recommend Spring Valley Apartments!
