As indicated repeatedly in public reviews, the majority of the office staff is dismissive, rude, an unprofessional. Interactions with office staff have been unusual and inconsistent with professional property-management standards.
As indicated in public reviews, parking is horrendous. Garages are limited. Without a garage, parking at night often requires driving around a 500-unit complex with no available spaces. Residents are forced to park illegally. Towing is inconsistent. Some cars are... towed while others are not. Management states that residents are guaranteed a parking space, but not one near their unit. On a property this size, parking can be 1/2 mile away, which is unreasonable.
Residents are required to bring their trash to one dumpster, which is infested by racoons. Most "luxury" apartments have proper valet trash.
Rent may appear reasonable, but it is expensive when you move out. As repeatedly mentioned in public reviews, excessive and unreasonable fees are often assessed, even for what is generally considered normal wear and tear under Florida law.
Interiors are updated nicely, but these improvements are largely cosmetic. While I found the maintenance team to be great, the buildings are old and have poor ventilation, recurring HVAC leaks, and moisture problems that have raised mold concerns.
The property appears to be operated in a manner that prioritizes ownership interests over the reasonable needs and fair treatment of residents. Many residents report difficulty locating or reaching any escalation department because ownership and management are effectively the same organization (operating under different entity names), leaving no neutral third party for dispute resolution.
