Please Read.

?As a parent, sending your boy off to college is a nerve-wracking milestone, but finding a place like Bellamy Daytona completely set our minds at ease. Our son just packed up and graduated after calling Bellamy home for the past three full years, and looking back, we couldn't have picked a better spot for him.
?If you are looking for that warm, southern comfort kind of place where everybody actually knows your name instead of treating you like just another rent check, this is it.

UNDER NEW MANAGEMENT

Moving into your first apartment can be overwhelming, but having my daughter and two sons living here has been an absolute breeze. Since the new management took over, the difference is night and day you can immediately tell there is strong structure, peace of mind, and a real commitment to student-friendly living

Look out for predatory towing practices

Totally faded visitor space markings on pavement only. My son’s car was towed because he did not see the sign when he pulled in at 10pm. He clearly had a permit visible and car registered with the property. So would’ve been easy to contact him but they had it towed. I don’t even have a problem with this part yet.

The mailed him a tow notice (snail mail). By the time he got the notice, $400 to recover the car.

Find somewhere else

After living here for a full year I feel like I am obligated to warn other people who may move into this complex. When I moved in August our apartment was almost trashed, it took and entire day of cleaning to get it livable, there were multiple stains on the walls, broken couch and more that we all reported to the management and they simply closed our requests. Then over the months we witnessed multiple fist fights in hallways where law enforcement was called. Inconsiderate neighbors where we... confronted our upstairs neighbors about stomping constantly, and they slammed the door in our face. We reported them to the office and the office could do nothing. Coming home from class on any given day the smell of weed lingering into our apartment from other apartments around us was a normal occurrence. Around January of this year we had a new manager come in and turn things around, but not much changed, we got some very strongly worded emails about trash and people smoking in their apartments, but absolutely nothing changed. There was still trash spread throughout the apartment complex, condoms, fast food, and legit full meals people would just drop and leave to let the food rot. I just moved out and wish the complex had done a better job at managing their residents, the apartments themselves are very nice, as well as the pool and gym. If you have other options, I would go with your other options. If you can get out of your lease I would.

Broken Promises

I am a college student that was looking for an apartment that I could immediately move in within a week. I made the mistake of choosing the Bellamy due to the time constraint. By the time my list of issues started to stack, it was too late, and I had no other options. That’s why I’m writing this review, to prevent you from buying into the facade the Bellamy leasing agents paint.

- ONBOARDING: When I came at 10am Monday morning to get my keys and was signing paperwork, I noticed they tacked on...
$40 on top of my base rent. The line item for this was “guaranteer waiver” because I didn’t need to enlist my parents to co-sign. Despite pushing back and explaining I met the 3x income requirement, the leasing agent claimed it was mandatory without a cosigner. Did they ever care to check my paystubs to verify I met the income requirement to live here? No. Did they ever check my student ID? No. In fact I’ve met multiple people at the apartment complex who are not students.

- ROOM: I took the pictures attached to the review right when I walked in, shocked that I had been the victim of false advertising. The floor was dirty, I was missing a mattress in my “fully furnished” apartment, and the bathroom was absolutely disgusting, it even had blood on the toilet seat. Despite this I had to start my WFH job in a few hours after receiving the keys - I didn’t even have time to go back to the leasing office and get the mattress sorted, as I could barely set up my desk for work on time. I had to spend my first night as a Bellamy tenant at the Super 8.

- TRASH: Immediately my first impressions of the apartment buildings were they were dirty, there was crud on the floors, walls, staircases. Lining the staircases are an array of spare cups, forks, Chick-fil-a, you name it, you could probably find it in one of the Bellamy hallways. In addition to crud and miscellaneous pieces of garbage, trash bags lining the halls are a staple of the Bellamy. In fact it’s on of the advertised features, “valet trash.” Despite that, not matter what day it garbage constantly lines the halls.
