The Fountains At Delray Beach

We have been tenants since Pre-Covid, that seems like a good benchmark for most things. We’ve seen the “changing of the guard” at this complex multiple times. While there have been challenges with the office staff and maintenance thru our time here we can honestly say that 2026 has brought in amazing changes with the current administration.
Michael, Pablo and his team and the office staff had made amazing turn-around, to the property and to the lifestyle here at The Fountains. 14 months ago if... you’d asked if we would still be here it would have been an absolute “NO”. We just renewed for another year! The pool looks great and is well-maintained, the grills are fantastic, the gym is clean and updated with new equipment- the landscaping is great and thriving. Our maintenance concerns have all been addressed after a couple years of major concerns. We couldn’t be happier. Huge thank you to the team for cleaning house and making this place BEAUTIFUL again! One of the worst places for international residents. Emily used to be helpful, but the new management is racist and treats people unfairly. They do not respect returning or current residents, communication from the leasing office is poor, and decisions often take more than a week. The overall customer service is terrible, and residents are not treated with professionalism or respect. I would not recommend this apartment complex, there are much better options in Delray.

Moved to Florida last year 2022. Got a 7 month lease from here while trying to buy a house. Had to break the lease because I found a house. I was told the final bill will be mailed to me. I went in twice to see when I was going to get the bill. One time in September which was 2 months after. They told me it was still be processed. I never received phone calls from them or even emails saying we sent the bill. I also have called the management company Lincoln Property Company but they won’t call... me back. Then this past April I get a letter from a debt collector asking for the money I owed The Fountains. Needless to say, they don’t care about the people that rent out their apartments because while I was there, it took them over a month to get me a gate key, and I also never received a key to the gym that they said was on the premises. Right before I moved out, they raised rent $500 more a month and you received nothing more for that. So during that time I saw at least 100 people moving out because they raised rent for no reason. It's comfortable and convenient to live here. I love living close to everything. The beautiful lake view and huge pantry are my favorite.
