A high debt-to-income ratio may affect approval. If below 650, proof of liquid funds covering 6 months (12 months if 1 year lease)' rent is required along with additional month of security deposit. Monthly income must be at least 3x the rent, with verifiable proof such as pay stubs, bank statements, or tax returns. Higher rent with utilities included. Flat fee of $100 to cover utilities, added to the rent each month.
