Smoking in the unit is prohibited, and parties are prohibited. If smoking or parties occur, a $500 penalty will be applied, plus additional costs if remediation is required. The functioning of A/C, TV, WI-FI, and appliances is not guaranteed, and repairs will be made as soon as possible, but no refund shall be given for malfunctioning, lack of signal/content, internet disruption, lack of A/C, or appliance issues. By booking, making payment, completing check-in, or occupying the unit, the Guest agrees to all terms and conditions in this Agreement. This Agreement is governed by Florida law and applicable Miami-Dade County regulations. Reservations may be cancelled up to 30 days before arrival (or as indicated on the booking website), subject to a 3.5% administrative fee. After that date, the total of this contract will be charged. There shall be no refunds for shortened stays due to weather conditions, medical/family emergencies, travel delays, or other commitments. The same applies to monthly renters who make a change resulting in a shortened stay—except where required by law or platform policy. At check-in, you will be required to sign the building rules and take a picture of you. These rules are established to ensure enjoyment and safety of all residents and are strictly enforced.
