By booking, making payment, completing check-in, or occupying the unit, the Guest agrees to all terms and conditions in this Agreement. This Agreement is governed by Florida law and applicable Miami-Dade County regulations. Violations of core rules may result in penalties, eviction, and/or charges to the card on file. Any optional hospitality services or property add-ons requested by the guest are managed and processed through our connected professional Property Management Software. By confirming this reservation, the guest explicitly consents to these specialized operational charges. The original credit card used to make the reservation should be shown upon arrival; if not possible, the full amount will be charged to a new card under the name of the main guest who made the reservation. Reservations may be cancelled up to 30 days before arrival, subject to a 3.5% administrative fee. There shall be no refunds for shortened stays due to weather conditions, medical/family emergencies, travel delays, or other commitments. At check-in, guests will be required to sign the building rules and take a picture of themselves. Guests must select one damage coverage option prior to check-in: a $1,000 refundable security deposit or a non-refundable damage waiver fee. In the case of damage or loss of fobs, keys, amenity cards, or parking magnetic cards, there are fees. If guests are locked out due to no fault of the Landlord, efforts will be made to resolve the issue. If returned extremely unclean, an extra cleaning fee of $150 to $500 will be charged. If it is determined a guest wrongfully files a chargeback, the guest agrees to pay all expenses and costs incurred by M.V.R. to recover funds and additional liquidated damages of $2,500.00.

Due to regulations, studios and 1-bedrooms receive 2 adult amenity passes, and 2-bedrooms receive 4. Minors do not need a pass but must be accompanied at all times and may only access the pool.
