This place is horrible. I lived here for over 3 years and the management is literally useless. They duck and dodge you if you’re having any issues and won’t return phone calls. It took over 6 months for maintenance to fix my AC - they kept doing temporary fixes when the unit just needed to be replaced. The gates are constantly broken, the community is trash, & dog poop is literally everywhere. The place is a dump…

Terrible Ownership/Management
I can’t believe the number of things that happened and negative experiences I’ve had since I lived here for one year. I’m not one to review bomb anything, but I had to write this so other people know.
So here are all the negatives:
- My car was hit in the parking lot with no note from the perpetrator given or any help from management. I had to pay my entire deductible with no recourse. Although the building is not responsible, they were of no help financially and not able to identify who did... it. It just goes to show who lives or visits here if they won’t write a note. Not one dollar of concession the apartment considered to help me. - The elevator in building 7 has broken countless times, once for as long as over five months, and I personally got stuck TWICE and had to call the fire department (as I am writing this). The firemen said they are always here for this elevator and it likely doesn’t not receive proper regular maintenance. - They put all their effort into landscaping the property but don’t clear the bees nests right outside of people’s windows (they are everywhere) or put much effort into making the hallways presentable (except the leasing office of course). - The entrance gates are often broken and people can easily enter through the exit gate simply by driving up to it (so much for security). People drive through the exit. - Sometimes the Luxor one mail room doors fail to open requiring management to open them - I’ve had problems with bugs and these weird little centipedes/worms that seem to fall through the vents because they always pop up right below it. And I see cockroaches despite cleaning. - When I first moved in, my balcony and windows were disgusting with layers of dirt I thought would have been cleaned before I moved in. - The policy is to bring your garbage bin in during the day so it’s not an eyesore, but somehow most of my immediate neighbors leave theirs out perpetually. The office said they assess fines but I find that hard to believe that all these people just so happen to be paying perpetual fines for leaving their garbage cans out. And they all happen to be next to me. - The lights are really ugly and dim in the bedroom, closet, living room. And the wall color is not good in either the bathroom or rest of the apartment. After writing to the office to renew my lease they did not budge on the rent despite all these things (although being stuck in the elevator happened after I renewed).Beware of renting here.

Ongoing Maintenance Delays, Noise Issues, and Inconsistent Management
Lived here for 3 years. Time to go. I don’t usually leave negative reviews, but my experience here has been frustrating enough to share.
Noise levels have been a consistent issue, making it difficult to enjoy the space or have any real quiet. On top of that, there have been recurring problems with garbage management that impact the overall living environment.
Maintenance has also been a major concern. For example, it took nearly two months to replace a dishwasher, and water-related issues were... not addressed as quickly as expected. This hasn’t felt like an isolated situation—several of these concerns appear to affect multiple units across the community, not just mine.
There have also been ongoing problems with the entry gates, which have not worked reliably for months at a time. That raises both convenience and security concerns.
Management turnover has been noticeable, with multiple managers in less than two years and frequent staff changes. This makes it difficult to get consistent communication or follow-through.
To be fair, the groundskeeping team does a great job. The outdoor areas are consistently clean and well-maintained, and they deserve recognition for their work.
Overall, I hope to see improvements, especially in maintenance responsiveness, communication, and consistency in management.

Very Nice!
Needed a place to stay after selling my home. This was a great place to start. Very nice staff especially Jasmine. Always helpful and accommodating.
My apartment was very nice and had a very homely feeling to it. The pools are nice and the grounds were very clean.
If I was not moving out of the country. I would stay here.

Good Apartment Complex, but Overpriced
The Good: The apartments are good condition, with great floor plans. The two pools are pretty, and the landscaping is great. The location is nice, close to Lake Baldwin, Winter Park, and downtown Orlando. The employees are polite and competent, and the maintenance crew are excellent.
The Bad: Don't let the listed prices fool you. Even if you get the longest contract they offer (15 months), you will be paying hundreds of dollars more per month than the price listed here. Common area electric is... an additional charge, so is a mandatory valet trash service. The additional fees alone are almost $100 per month. I currently pay about $300 more per month over the advertised price, for a currently listed floor plan. Residents frequently set their trash out early, so the corridors smell like trash. Management has not taken meaningful action. The elevators are frequently broken for long periods of time. The gym has extremely limited equipment, and the equipment available is odd. It does not support a serious workout. The club room is cool, but the pool table needs new felt, and the available sticks need maintenance. The corridors and stairwells have not been cleaned in over a year. The electronic entry gates frequently break. Overall, I recommend paying an additional $100 per month (over what you will pay here, not the advertised price), and renting at the Paramount in downtown Orlando.
