This is a great place to live—quiet and laid-back!
My family has proudly called Mariner Village Townhomes home since 2017, and we truly cherish our charming neighborhood. Our landlord is exceptionally responsive, ensuring that any concerns we have are addressed quickly. Additionally, the HOA representative is not only kind but also highly attentive to our family's needs and questions.
Safety is paramount, especially since my husband travels for work, and I can confidently say that I always feel secure here. Our immediate neighbors are fantastic... , creating a strong sense of community that we deeply appreciate. Every repair request we've made has been handled promptly and efficiently, reflecting the commitment to quality living in our townhome community.
Having been here since 2017 with no complaints, I can confidently say that our experience has been overwhelmingly positive. It’s worth noting that those who frequently complain are often unfamiliar with the HOA lifestyle and may struggle to adhere to simple, reasonable rules. In Mariner Village, we truly have a wonderful place to call home!

Don't waste your money
They do not maintain their property, german roaches infest the pool area and the exterior of their buildings. the sidewalk is molded up from sprinkler h20 sitting overnight. they harass you and threaten to fine you if you have any kind of beverage out front (they made it a rule to not consume any form of beverage out front, including water). they allow certain tenants to smoke out front and display commercial advertisement. rules only follow for certain tenants. They will make up allegations to... keep your deposit. apparently you have to clean underneath the carpet too, even though there's no visible top stains. They will not fix broken beams on the stairwell, even though it's a safety concern. their lawn guys refuse to trim the palm trees, causing a safety hazard by falling palm fawns that are just outside the front doors along the walkways. They will not fix units that have been through extensive water damage! flooring peels up and the baseboards in the kitchen is mush, that the dishwasher falls out. grouts are cracked and missing and the maint guy refused to fill in the grout, saying to not mop in tht location (kitchen sink area).If you are moving in and you are parked in the alongside your driveway for less than 45 minutes during business hours, they will sticker your car and tow it immediately. They are scammers and will make up any lie to fine you/take your money. How can you drink and smoke LOUDLY? especially when there is nothing in your hands but a cell phone?! yeah, i was harassed for that!

We take all resident concerns seriously; however, the allegations made in this review are not accurate. We are a small, close-knit community where many residents have lived for years, and we pride ourselves on maintaining honesty, transparency, and... fairness with every tenant. With respect to the deposit, deductions were made only for documented issues. The unit required repainting because touch-up paint was completed with the wrong color, necessitating a full repaint. Additionally, an unauthorized pet was brought into the unit. While we worked with the tenant to allow the pet to remain, the apartment developed a strong odor of pet urine, and upon inspection, extensive staining was found beneath the carpet. The carpet had been brand new at move-in and required replacement after only one year of occupancy. Our policies are designed to protect all residents and to ensure a safe, well-maintained community. Maintenance and landscaping concerns are addressed promptly when reported, and community rules are applied consistently to promote the comfort and safety of everyone. We encourage open communication and always strive to resolve matters fairly. Our commitment remains to providing a welcoming environment and quality homes for all of our residents.

Wonderful place to live with your kids !
If you’re looking for a nice place to live with your family, or even by yourself, this is a place you should live, my husband and I have lived here for three years now it’s so peaceful inside your apartment you hear nothing once you’re inside. The neighbors are all very nice ! I feel totally safe when I’m here by myself at night or my husbands working. Lots of kids in the neighborhood. And most of all the property management is excellent here if there’s a problem they’re on top of it right away... ! Yolanda is one of the most understanding property managers ever.

Renter's Remorse
One of the few redeeming qualities of this complex is the attached garage. If not for the garage, I wouldn't have moved here. This is my 4th year of renting my unit. Over the last 3 years, my monthly rent has increased by a total of $150.00 month (a $50 a month rent increase for each year I've renewed my lease). At the same time, no increase in amenities or services. Basic cable used to be included in the rent amount, but that was eliminated in 2016.
No utilities included in rent other than... twice a week trash pickup. No onsite property or other manager. Very pet friendly. In fact, overly pet friendly.
Pretty much anything goes for pet owners regarding where they allow dogs to relieve themselves. A good number of pet owners, too lazy to take dogs for walks, or walks beyond a 10 feet radius of their units, let dogs outside on restraints (chains, cables, etc.) from back patios and allow dogs to urinate and defecate in the grassy area immediately outside patios. The HOA that governs this complex has a few pet rules, such as mandatory dog feces cleanup by pet owners, but nobody's around to check for compliance or enforce the rules. As such, pet owners are free to deal with dog feces cleanup however they wish, including, at times, permitting it to sit for days in the grass or not cleaning it up at all. The non-resident property manager, located miles away, is slow to respond to pet related complaints with the result often being no corrective action taken at all.
Complex built in 2006. Though the Chinese drywall, used in construction, has been removed from most units, there is at least one that is still being rented out with the Chinese drywall still intact. Outside a/c condensers are for the most part the original ones installed 10 years ago. No routine preventative maintenance performed on the condensers or inside a/c equipment, at least in my case. Something must break down for any a/c attention by owner. A/C condensers are immediately outside next to rear patios and are very noisy, some more so than others, especially with any windows open if I happen not to be running mine. That, along with the dog situation, is enough reason for me to move on once my current lease ends.
Good: To date, no problem with crime. I generally feel safe here.
All things considered, on a scale of 1 to 10, from horrible to fantastic, I'd give this place about a 4, though it too often dips to a 1 with the lazy pet owner situation and condenser noise.
