Andover Place at Cross Creek

Do not be fooled by the corporate marketing or shiny model units. My introduction to Andover Place at Cross Creek has been a complete nightmare defined by pre-existing asset neglect, systemic infrastructure failures, and an absolute lack of basic consumer care.

I took possession of my apartment less than 30 days ago, and it was turned over in a state of severe operational non-compliance.

The reality of living here since Day 1:

• Unlivable Heat Index: The core climate control and ventilation... infrastructure is fundamentally defective. Internal ambient temperatures consistently surge up to a hazardous 81°F during the day.

• Structural Faults: Severe insulation deficiencies and unaddressed thermal gaps leave major zones of the apartment radiating intense heat with absolutely zero airflow.

• Broken Promises: The unit was delivered with a completely disconnected thermostat, broken Wi-Fi infrastructure, a bent bathroom fixture, and a structurally compromised, torn screened patio that management explicitly promised to replace prior to my move-in.

Instead of addressing these root mechanical defects, regional management attempted to weaponize a polite, automated portal comment from last month—where I simply thanked a technician for arriving to flip a breaker—to claim I was "satisfied." They subsequently offered a minor $250 credit to effectively buy off my consumer rights and wave future corporate liability for an unlivable home.

I have flatly rejected their token credit. This complete electronic record is fully preserved for statutory review under Florida law regarding asset delivery and property maintenance compliance. The underlying infrastructure issues remain entirely unaddressed by the parent company, UDR, Inc.

Save yourself the headache. Front office is terrible and doesn’t like doing their jobs. Neighbors are rude and inconsiderate, constant yelling, screaming, stomping around, banging on walls. Trash is piled up outside the dumpsters daily. Good luck finding a parking spot outside of your own unit and if you want to have guests over they have to pay to park. Not to mention the shared water bill. Paying over $90 a month for water as a single person is insane. My kid’s bikes have been stolen twice and, the thief enter into the community freely without any hesitance or fear, get into my building’s and steal the belongings inside and outside of the apartment unit.
This is NOT a safe and secure place to live peacefully with family and kids.

Roaches and bug in the units. Piles of trash always hanging out dumpsters. Terrible customer service do not rent here.
