The Flats at 249 Downtown

I lived here for 8 months, and unfortunately my move-out experience was extremely disappointing. My lease was for 9 months, but I had to leave the country after 7.5 months due to urgent personal circumstances. Despite this, management showed no flexibility or understanding and continued to pressure me to pay the final month’s rent, even though the unit remained vacant for approximately 45 days!!!

On top of that, they deducted the full amount of my security deposit for cleaning, claiming the... cost matched it exactly, which felt highly questionable and lacked transparency.

I would strongly recommend thinking twice before signing a lease here. Unless you are absolutely certain you will stay for the full term and are prepared to almost certainly lose your deposit, this may not be the right place. Read More

This is a safe and decent place to live. Local management is responsive, helpful, resourceful and attentive. Corporate mgmt is poor however. Unreasonable procedures are followed at move out. Do not expect to get your full deposit back even if you pay to have the unit cleaned professionally.

I had the most peaceful stay at the flats @ 249 all through my stay in Albany, GA as a full time student. Management is excellent and they listen.

I have lived her for the better part of 1 year, and have loved the experience. The management is attentive and friendly, and the other tenants are respectful and courteous. I haven't taken advantage of the amenities in the lobby, but will say it is nice and comfortable to pass by. Overall, would highly recommend the Flats. I was advised by locals that the neighborhood can be a lil rough, but thus far I've lived here problem free. One word of advise, if you work nights and sleep during the day,... get an apartment that does not border the side street. I lived here for 6 months and loved my little studio. Everything was brand new in the apartment and very affordable for what you would rent elsewhere in the city. This is a great location and walking distance from the microbrewery, the aquarium, civic center, a library, boutique shopping, and quite a few restaurants and bars. There are great running and bike trails down by the river and a small gym in the neighborhood as well. The only reason I moved was to go to grad school.
