This home features a main-level master suite with a king-size bed and a private en-suite bath. Upstairs, you will find one king-size bedroom, one queen-size bedroom, and one twin-size bedroom. All bedrooms are equipped with Smart TVs, blackout curtains, hotel-quality bed and bath linens, and comfy furnishings. The fully stocked kitchen includes cookware, kitchenware, and cooking basics. Children and pets are welcome, with pet fees applying based on the length of stay: $25 per pet, per night for 1–6 nights; $15 per pet, per night for 7–28 nights; and $10 per pet, per night for 29+ nights. For extended stays, a mid-stay clean is required for 40–60 nights, and a deep clean replaces the standard checkout clean for stays over 60 nights. Any mid-stay clean, deep clean, restocking, or extra inventory requests are charged separately. Early check-in and late check-out are available for an additional fee of $20 per hour. A $25 fee is incurred every 15 minutes after a 15-minute grace period for late check-out. If the cleaning team is unable to access the property due to a delayed checkout, a $50 cleaner trip fee will apply. For mail delivery, temporary arrangements can be discussed, with shipping expenses and independent contractor time passed onto the guest. For lost items, retrieval and shipping can be arranged, with all shipping charges incurred by the guest. General maintenance and landscaping are handled by independent contractors, and due notice will be provided if a work order is fulfilled during your stay. All trash must be bagged and placed in the garbage bin on the side of the home, then rolled to the end of the road Thursday nights for early Friday morning pick up; failure to do so incurs a fee. Neither the property owner nor the Management is liable for damages or refunds due to system failures (heating, cooling, water, electrical, etc.), but efforts will be made to promptly repair them. Management is not liable for loss, damage, or inconvenience caused by unforeseen occurrences like weather, natural disasters, pests, construction, or acts of God, and no refunds are available for such instances. Guest personal property, including vehicles, is not insured by the owner or HOA, nor is personal injury insured by the owner/management for reasons other than the premises' condition. Management recommends guests obtain their own insurance, and guests agree to indemnify and hold harmless the owner and management from claims, disputes, litigation, judgments, costs, and attorney fees. For bookings where a trusted partner acts as the merchant of record, all standard transaction and processing fees incurred by the partner in handling your payment are non-refundable, and a surcharge will be applied to cover additional card-processing and administrative costs if a refund is issued.
