Where to start... the construction is CONSTANT (and will be for the next 2 years). Noise from before sunrise to after sunset, dirt literally everywhere (we hardly get to use our patio thanks to it being covered in dirt), being forced to pay for valet trash when they dont always pick up, thin walls so people above always sound like they are elephants stomping around, fire alarm inspections with zero warning, dog owners never picking up after their dogs, management threating to add fees left and… right, fees on your lease that are never disclosed but you still have to pay, the gates are constantly broken and left open or the gate codes wont work... but bring any of these to the office and it's magically "not their issue". The pool isn't anything fancy. Only goes to 4 ft, small, water always cloudy, grill area isnt maintained, club house isnt always open, no playground for kids, only 1 dumpster for the whole complex so be ready for that trip if you're not on that side.

You pay way more than you should for apartments just because they add the word "luxury" to them. They aren't luxury, and they are overpriced. Look elsewhere. Read More

The management team is horrible. If you are considering this complex, take your money somewhere else.

They couldn’t possibly care less about their business and they consistently blame residents for their inability to prevent issues.

Their billing system is terrible as well. From posting bills late to adding fees that were not laid out in the initial lease it has been a nightmare. Additionally, other residents have been charged multiple times in a single month for various reasons.

The complex… uses Valet Living trash service which is a disaster on its own. Rather than addressing the issues and preventing issues directly with Valet Living, the management team just says oh well and does nothing to help residents with trash everywhere all the time.

If you’re looking for a beautiful salt water pool, again, look elsewhere!!! The pool is closed all the time! The management team again blames the residents rather than hiring a pool company to balance chemicals and provide routine maintenance and cleaning.

The buildings are very aesthetically pleasing, but that’s changing as well. Rather than replacing the upscale finishing with comparable products, the management team has chosen to cut corners. For example, the units were initially finished with Edison lightbulbs in the bathrooms. However, management replaces them with LED bulbs because the LED bulbs are significantly cheaper.

The management team sent messages of notification for fire inspections and did not check on my apartment after the inspection. I was out of town and they left my door unlocked and not closed tightly. I spoke to the mgt team and was told this was an isolated issue!! So that makes it ok??
Terrible customer service

I have loved my experience living here at the Atwater. My apartment is beautiful and the staff is great! Jenny and Sarah in the leasing office are beyond amazing. They’re caring, knowledgeable, and so personable! I know I can always count on them when I have a question! If you’re looking for a new apartment in the area, look no further and ASK FOR JENNY OR SARAH!
