Promenade at Newnan Crossing

I've lived here almost 2 years and loved it until just recently, when new property management Capital Square Living came along. The rental agent is borderline rude - very short, not at all like the former front desk agent. We used to be able to email the leasing office and the property manager directly, but now it goes to some unmonitored mailbox at rentcafe that they only use to send out notifications. The secured gate has been propped open for several weeks, dog poop everywhere, and parking is… no longer monitored and managed - residents curb parking, illegally parking in handicapped spaces. Bottom line, the quality and customer focus has changed drastically.

This isn't a review of the building itself -- very well kept, not pristine, but very well kept, quiet, and everyone pretty much minds their business. It was recently taken over by a new property management company and despite the fact the receptionist could be a little nicer, it is what it is. My issue has to do with the local post office not delivering expected mail and parcels of items ordered. I was waiting for a credit card over the summer and never received it despite the creditor sending… it to me multiple times. The second time I had an issue with delivery was just this week when I ordered a very expensive sweater from Nordstrom that was never delivered to me despite the store sending a confirmation notification. Just a word of warning if you intend to rent an apartment here. Rent a PO Box or find an alternative way to get your mail/parcels. Read More

This has been one of the worst experiences imaginable. We lived in Building 2/Apartment 2318. The first thing to note is the building location and lack of noise abatement/control. The noise from the interstate is extreme and the walls are paper thin (you can actual understand the conversations of the TV and the people next door). We moved into our apartment in 8/2020 and soon afterwards the management changed hands. The entrance/exit gates were not functioning when the new people took over and… it took them over two months to get them operational. In the period from September 2020 to April 2021 we saw the condition of the complex slowly deteriorate. They was trash in the common areas, excessive animal waste, excessive smoking on the patios that would not allow you to open your windows, illegal drug activity in the apartments and in the parking lots as well as a lack of maintenance (stairs became filthy, garage door quit working 5 times, etc.). These issues were repeatedly brought to the attention of the management and their response was to merely send an email out to the renters. When the conditions became untenable, we decided we had to break our lease and move (to allow us to continue working and such). When we contacted the management (on and off site), they indicated they bore no responsibility for these items and were doing the best that they could and would not reduce or waive the early lease agreement termination fee. We are new to Georgia and stumbled across this apartment gem called the Promenade at Newnan Crossing. The staff is excellent, the units are gorgeous, the grounds are well manicured and the neighbors are kind and friendly. Everything you could ask for in apartment living. The care and consistent communication from the staff, makes us as tenants feel like family. Thank you for a great experience!
