Requirements are as follows:
• Application Fee directly paid through TransUnion Smart move service for each person over 18 (I would need email addresses to send the request)
• This verifies income (Income minimum must be 3x the monthly rent), criminal record, and previous evictions.
If approved then it's a 12 month lease
• Security Deposit - $1500
• Monthly Rent - $1300
• Any prorated rent if applicable.
• Tenants required to have $100k in general liability coverage with me listed on the policy (typically runs 2-3 hundred per year)
• Prior to moving in, I need to see the renters insurance and electricity order for electricity to be changed into the tenants name
• I pay for Water, trash, and lawn care
• I do not provide a refrigerator.
Rent is due the first of every month, it is considered late if not received after the 4th and a 10% fee is charged. The late rent and fee must be paid prior to the 15th of the month in which it is late or a 3-day eviction notice will be sent.
Payments can be send via Zelle, Cash app, or deposited in my account at Wells Fargo via check or money order.
