Qualifications:
• Applicants must have a positive credit payment history with a minimum FICO score of
675 required- Applicants with no credit history may be considered with additional deposit
requirements. Applicants must satisfy all outstanding rent/utility balances before consideration.
• Employment/Income- Applicants must have verifiable and consistent employment and/or
income sources which provide a minimum of three times the rent amount of floor plan
of choice.
• Rental History- Applicants must have verifiable mortgage/rental payments with positive
payment history. Applicants with no prior history may be considered with additional
deposit requirements.
• Criminal Background Check- A criminal history report will be required for each applicant
and every occupant of the community age 18 and over. Any applicant with a felony conviction within the last 10 years will be disqualified and denied occupancy. All applicants with
convictions involving sex crimes, terrorism, violent crimes, crimes against children, physical crimes against other person or the manufacture/distribution of drugs will be denied occupancy regardless of date of occurrence.
• Number of Occupants- Only 2 occupants will be permitted per bedroom in each
floor plan.
• Guarantors / Co-signers- A guarantor will be considered for occupants over the age of
18 and participating in a full-time educational program. Students classified as independent adults are not eligible for a guarantor. Guarantors must meet all criteria as outlined.
Co-signers are not accepted.
• Roommates- Applicants applying as roommates are required to complete separate
applications and each applicant must meet the application qualifications independently.
• Age Requirement- All applicants must be at least 18 years of age.
