This is a standalone building, not an apartment. No shared walls. No footsteps above or... below. You walk out your own door into your own courtyard.

Ukrainian Village is mostly vintage walk-ups and two-flats. This is a modern standalone loft with its own courtyard and its own garage, and there is not another rental like it nearby.

It is also big. 1,200 square feet. The typical one-bedroom around here runs about 700.

It is a loft, not a flat. The living room is downstairs, double-height, with a gas fireplace and tall doors opening onto the courtyard. An open stair climbs past a full-length skylight to the upper floor, which holds the kitchen, the bedroom, the bath, and a wall of built-in closets. In between, a mezzanine landing opens back over the living room. Two floors and a loft.

Because nothing is attached to it, there are windows on all four sides, plus the full-length skylight overhead. Light comes in all day from every direction. If you keep plants, they will be happy here.

The upper level is lined wall to wall with built-in closets. Not one reach-in, a full wall of them, plus more built-ins along the mezzanine. There is also a locked basement storage room across the courtyard.

YOUR OWN COURTYARD

The courtyard is yours. Enclosed by a wood fence, paved, with mulched planting beds and two flowering pear trees that shade the whole space by June. White blossoms in spring, red leaves in fall.

It is big enough to host. The last tenant played in a band and ran concerts out here, twenty-odd people, a PA, room left over.

There is a gas grill in the courtyard, shared between us. It stays outdoors for fire safety. Refill the tank when you empty it.

I live in the front building and cut through now and then to reach my back entrance. That is the only other foot traffic it gets.

THE GARAGE, INCLUDED

No extra charge. A garage spot rents for $200 to $350 a month around here, and street parking in Ukrainian Village is hard to find. This one is attached and runs about half the footprint of the coach house.

Your space fits a car with room to spare. You also get wall space: hooks for bikes, room for tools and seasonal gear. Automatic opener, finished walls, dry floor, overhead lighting.
