Great place to live
I have lived at 2970 for a year now and have had a great experience. The building itself is well taken care of and the maintenance department is great. I live in one of the larger unit, and like others have said the kitchen is VERY small, but overall the unit provides plenty of space for me, I even have room for my 'home office' as I work from home full time. I live on one of the pet friendly floors, but have never had an issue with dogs barking or anything like that.
The neighborhood is great,... you are just a few blocks from Broadway which has shopping/restaurants/bars/etc yet the street the building is on stays relatively quiet.
The package room is great, it is staffed 5 days a week with convenient hours (for me) and I have never had a problem with missing packages as the room is locked when no one is in there. The office staff that I have interacted with have been great, very friendly and happy to help. They also keep everyone aware of maintenance via email.
One thing that has been a bit of a pain is that there has been an ongoing masonry project being done on the building. The noise is very loud, and for someone that works from home it has been a struggle. However, this is a temporary problem and will resolve itself in time.
Overall I am very happy and look forward to staying for the foreseeable future.

To many noise complaints
A few months ago people moved in by me and won't stop complaining, since like day 1. It's MY apartment, and now my nieghbors can pick when I have a party or how loud I can play my TV and music ???
So, i don't know if I'll resign my lease.
I DID figured out that you can slam your door as much you want if your neighbors get annoying. They are super heavy, so just open it wide when you come and go and BAM!! Lol
Easiest way to get back at them, management can't say anything.

Great location; overpriced units
The rent per square foot in this building is higher than most around it which considering the location is not so bad. The building is old and not very updated. The halls look and smell like something out of a horror film. There is constantly a re-bricking project going on as well which gets annoying. I personally had a bad experience in my first unit at this building and they authorized a unit transfer for me waiving the fee. They are nice and want to do everything they can to help you, but that... is only to an extent. They have these "policies" that are not clearly defined in the lease and it's a pain to try to fight them about it. I'm buying out of my lease and moving on to something more reasonable because they didn't clearly define their occupancy standards for studio units and my fiance is moving in with me from out of state.

Wirtz Realty - 2970 N Sheridan
I really like my apartment and the building as a whole. I currently live in a studio, which although small has a ton of space for one person. The kitchenette is small but definitely all I need (though a small oven makes baking/cooking a struggle sometimes), and the walk-in closet in my apartment has TONS of space for clothes, storage, and plenty else. The apartment building has many affordable washers and dryers on the top floor (I really like not having to go to a creepy basement) in a large... room that also has really nice views of the city. You can also go out onto the balcony for even better views, which is really great during nice weather.
The building is also really close to lots of great stuff, not the least of which is the lake (5 - 10 minute walk at the most). There are plenty of restaurants, coffee shops, etc. on Broadway, and you can get to Boystown within 15 minutes of walking.
My favorite part about my apartment and the building is that it is super clean and super functional. When I moved in, the apartment was newly painted and literally spotless. Best example: a week or so in, I had to move the oven/stove to get something I had dropped, and I braced myself for what I would find behind it. Totally, completely clean even on the floor underneath. Still can't believe it.
The only drawbacks I've found to this apartment/building are: 1) My apartment faces an alley which is often fairly loud (people come and go, and it is also used as a loading zone for various things); 2) Parking in the area is incredibly limited, so as a person with a car, commuting to and from work has proved tiresome--in fact, I'll soon be purchasing a spot in a garage close by just to take the stress out of the situation.
Overall, I think this building is a great space with a great staff (maintenance, office, etc.) and great features. I'd definitely recommend it if you're interested in living in East Lakeview (especially if you don't have a car).

Not bad, great neighborhood
I live in a larger studio facing the lake, so the light and the view are what really drew me in. The building maintenance staff are great about keeping things clean and are really helpful when you reach out them about something. The kitchens are all "galley" kitchens, which means super small, but that just means a lot more room for the rest of my studio. It's in a great neighborhood, with plenty of stores, bars and restaurants a couple blocks away, and then the lakefront park and path just a... block in the other direction. Plus several buses stop right in front of the building. Things I don't love: it's hard to get packages because of their room hours and the room isn't actually staffed (you have to go ask office staff to get your package for you); other than the fact that you can buzz people in, there's no real security; and there are random fees for things like locking yourself out of your apartment, or putting in an air conditioner.
