Absolutely no smoking is allowed, and there's a $100 penalty fee for removing smoke detectors. There is a zero-tolerance policy for parties, and following multiple warnings, local law enforcement will be utilized to ensure compliance. Should removal be required, it will be done at the guest's expense. Unapproved late checkout will result in a $50 charge for every hour after the scheduled checkout time. Smoking inside or outside on the patio/balcony, parking lot, or within 50ft of the property is strictly prohibited, as this is a smoke-free community; any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $300.00 to cover the cost of deep cleaning and ozone treatment. Parties and events are strictly prohibited; any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. An unauthorized animal/pet fee is $250.00. Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens, or other items will be charged at direct replacement cost plus a fine of up to $300.00. Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $1000.00 and/or eviction from the property. Check-in details will be sent on the day of check-in. Guests staying a minimum of 28 days will be responsible for paying utilities used during their stay. Check-out time is 11 am (unless otherwise approved).
