No weapons, firearms, drugs, or illegal sexual activity are allowed. Violators will be reported to the police and the contract will be terminated immediately. Guests staying longer than 28 days will be responsible for paying utilities used during their stay. There is a zero-tolerance policy for parties and smoking anywhere on the premises. All units are equipped with noise sensors. Trash pickup is every Friday morning; place bins at the curb on Thursday night. Unapproved late checkout will result in a $50 charge for every hour after the scheduled checkout time. Smoking inside or outside on the patio/balcony, parking lot, or within 50ft of the property is strictly prohibited, with a $300 fine for any evidence of smoking. Parties and events are strictly prohibited, with a $500 fine, legal action, and possible eviction for any evidence of a party or event. Missing or damaged items will be charged at direct replacement cost plus a fine of up to $300.00. Guests are required to keep towels and linens in good condition. Do not wash comforters or duvet comforters. Leave all sheets on the bed. Breaking posted house rules, including exceeding occupancy, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $1000.00 and/or eviction from the property.
