Unfair management practices and poor support

My experience at The Quarters Lawrence was terrible. I have never dealt with a worse property management team or facility. I stayed in the unit for only two months, and upon moving in, it was uncleaned and missing lightbulbs in multiple rooms (including the bathroom). When I requested a proper unit cleaning, management denied it.

After move-out, management charged me for the missing lightbulbs, cleaning fees, and various exit charges I was not responsible for. They even billed me for cookware… left behind by previous tenants. Despite having no proof or move-in inspection records showing the unit's original condition, they relied solely on move-out photos to penalize me.

Getting help was nearly impossible. The company relies heavily on AI for department communication, making it extremely difficult to speak with an actual person to resolve financial disputes. When I finally reached management (Kory & Cole), they refused to budge on these unfair charges.

This complex is far from a high-end living experience. It is poorly managed by a team that shows zero accountability to paying residents. Very interesting that management doesn’t side with tenants given that the only reason they have a job is because of the revenue tenants bring in. Save yourself the stress and look elsewhere.

There is no reasonable explanation to this, company reply is further embarrassment for standing on such unethical grounds.

Quarters

I like the place overall I never had big issues that came up during my three years of living there. The renovations are good and an upgrade I really like that we have study rooms which come really in handy during finals. I really like the pool and gym. The maintenance is a little slow at times but other than that no complaints. I would for sure recommend the place to other people that are looking for places to stay and the apartment is relatively cheap in comparison to other places out there in… lawrence. The coffee is pretty good too and their team and I like that they can host clubs if needed which is really helpful as I’m apart of a organization and we like to host small events for our members.

good place but they spike rent wayyyy too high between years. also used to be legends but someone bought the building and added a fitness room to leasing office (changed nothing about specific units) and now rent is just about $200 more

Awesome apartments

I’ve lived here for a year and I have had no problems. Management is amazing and kind, maintenance is quick, and the newly renovated clubhouse is awesome. The price is a great for what you get!
