RENTER BEWARE
RENTER BEWARE! We are a married couple in our 50's and rented here for a year while our house was being built. We were the first renters in our villa as they were brand new. When renting a "luxury" villa, I had certain expectations based on it being a rental and "luxury":
1) pest control. This is a multi-family complex with adjoining walls. The management company DOES NOT provide pest control. It is up to each renter. Good luck as bugs move from one unit to the next.
2) snow and ice... removal. Ice removal is NOT provided at all and snow removal is provided only if more than 3". When we notified the management company about the ice and the danger to the other renters who are in their 80's, we were told to "invest in ice melt". When we notified management that the gutter was not draining and leaving large ice patches right outside our front door, we were told again to get ice melt. So, bring your own snow shovel and ice melt. Driveways and sidewalks were treacherous this past winter.
3) shower rod in showers. Nope, be prepared to provide your own.
4) standard requirements for how to leave the rental when moving out. This villa requires professional move out cleaning and proof of professional carpet cleaning as part of moving out. We used one of the two property management recommended carpet cleaning companies, and for 2 small bedrooms, cost $147, plus professional cleaning was $225 for an empty 1100 sq. ft. villa lived in for 1 year. The management company also charges $70 for window cleaning that is deducted from the deposit. And, they charge a repair fee for every single hole in the walls. You will also need to bring your own, rent, or hire someone to power wash the garage and outdoor patio. If you don't do it, it is deducted from the deposit.
As the renter, you are required to purchase and change the air filter on the HVAC system yourself. We had to take a picture of the old and new filter and submit it to the management company or we would be fined.
We did not power wash the garage or patio and expected that to be deducted from our deposit. However, after spending $372 to meet the move out requirements, having more than $300 deducted from the deposit on top of that was an unpleasant surprise. Rent here at your own risk! There are better places out there for less money.
