All properties are smoke-free environments, and any sign of smoking is a violation of the stay agreement, which may result in immediate termination and recovery fees beginning at $500. There is a $200 penalty for removing smoke detectors and a $200 penalty for lost key fobs. No outside guests are allowed without permission. One towel is provided per guest per stay. Guests must agree to not disturb neighbors at all times during the stay and must observe quiet hours from 9pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy. Check-in is at 4 PM and check-out is at 11 AM (with a $75/hr late fee). A valid photo ID is required to complete the booking. There is a maximum of 2 pets allowed (40lbs combined), and no Pit Bulls or Bull Mastiffs [or similar breed] are allowed. No weapons or drugs are allowed; zero tolerance means police will be called for violating this rule. Long-term guests (30 days+) will be subject to a background search and credit check. To abide by all legal requirements and HOA rules, you will be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our verification portal. In some instances, you may be asked to complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry. The minimum age requirement of the primary person booking should be 22 years old for out of town guests and 25 years old for local guests.
