• No pets of any kind permitted on the premises (except as required by law).
• No pools, trampolines, or similar recreational equipment permitted.
• Property is to be used solely as a private residence. No business use, subleasing, or short-term rentals permitted.
Rent, Deposits & Financial Terms
• Monthly Rent: $2000
• First month’s rent is due in full at lease signing. Failure to submit payment by the stated deadline will result in automatic forfeiture of the application.
• Rent will be prorated only if the lease start date is not the 1st of the month.
• Security Deposit: $2000, due in full upon application approval and no later than the date specified.
• Tenant shall pay all utility charges and maintain the lawn at their expense.
• Renter’s insurance is mandatory. Proof of an active policy must be provided prior to move-in and maintained for the entire duration of occupancy. Failure to maintain coverage constitutes a lease violation.
Income Requirements
• Applicants must demonstrate verifiable gross monthly income of no less than two (2) times the monthly rent ($4,000 minimum).
• A minimum of two recent pay stubs is required. All documents will be verified.
• Applicants with non-W2 income must provide complete and verifiable documentation, which may include 1099s, business registration, bank statements, and other supporting records as requested.
• Incomplete, unverifiable, or inconsistent documentation will result in denial.
Application Requirements & Screening
• All applicants must meet minimum legal eligibility requirements to enter into a lease.
• Every occupant age 18 or older must successfully pass a background check.
• Applicant and Co-Applicant: A non-refundable screening fee per person.
• Additional adult occupants (non-applicants): A non-refundable screening fee per person.
• Background checks may include, but are not limited to, criminal history, eviction history, and identity verification.
• Submission of an application does not guarantee approval. Applications will be approved or denied based on screening results and verification outcomes.
