Studio for rent right in the middle of Beacon Hill on Charles Street, just a few blocks from the public garden in one direction, and Charles MGH red line in the... other. Pretty much walkable to anywhere in Boston proper, and if you work downtown you cannot beat the commute. The location is unreal - I'm only moving out due to work relocation.

Few notes:
- Rent is $1,795 / month. Heat & hot water are included. There is street parking available if you get a Beacon Hill sticker, I've never had any problems finding a spot. Laundry is in the building next door.
- You would be taking over my current lease which ends on 5/31/2025.
- You would have the option to re-sign, they usually ask right at the beginning of the new year.

Lease info:
- I've already paid last months rent on the apt ($1,695 - rent went up $100 last year) so that is taken care of, but would need to be reimbursed directly to me.
- The new lease would require first month's rent ($1,795, paid to the leasing company)
- There is a $250 lease change fee that I am happy to take care of
- So the total cost for incoming tenant would be first + covering the old cost for last month
- $1,695 (paid to me) + $1,795 (paid to the leasing company) = $3,490

From the leasing company:
• The incoming applicant must complete and return the attached leasing application.
• The incoming applicant must provide proof of income greater than or equal to 3 x the monthly rent on an annualized basis. We can accept their 2 most recent paystubs, an offer letter dated within the last 30 days, an I20, or bank statements.
• The incoming applicant must provide a copy of their government issued photo ID (drivers license or passport).
• We do not accept undergraduate students.
